Every Australian citizen has the right to manage their own superannuation. When you choose to manage your own super, it is called having a Self-Managed Superannuation Fund (SMSF). By having an SMSF you are in full control of your money’s investments within your fund. If you choose to invest in property you will need to have an SMSF property valuation.
An SMSF property valuation in NSW does not necessarily need to be done annually but it is highly recommended that you consider whether you should have one done. When investing in property, whether in part or as a whole, through an SMSF a valuation may be required if it takes up the majority of your SMSF’s investments.
When you are preparing your fund’s accounts, statements and SMSF Annual Return (SAR) you need to be able to provide the market value of your property. The best way to ensure the value is up to date and accurate is to have a current SMSF property valuation as part of your property valuation in NSW requirements. Evidence of this valuation will need to be available to your SMSF auditor as they must check all assets and property have been valued correctly.
Every property valuation for tax purposes must be completed by a certified independent valuer. They will be impartial, unbiased, and completely free from outside influence. In the case of SMSF valuations, the valuer cannot be a member of the SMSF, and they cannot be in any way related to a member of the SMSF.

- Price the property was purchased at if it was recently acquired through an arm’s length sale
