Land valuers in Sydney generally work on behalf of the NSW Valuer-General. This valuation occurs every three years by certified land valuers, with a notice sent to the property owner. The information contained in the valuation notice is recorded on the Register of Land Values. This includes the description of the land, previous and current land values, the date of the most recent valuation and the last day you can object to the valuation.

You may object to your land valuations in NSW if you find the information that has been included in the valuation notice is incorrect or suspect the exact land value of your property is inaccurate.

When you object you must submit the details of your property as it is on your notice, the reason for your objection and provide any supporting information. This could be an independently conducted valuation by a certified independent land valuer.

A land valuation is just that. A valuation of the land itself. Houses, buildings etc. are not included in the valuation nor are any improvements you may have made to the land such as landscaping or gardening. It does, however, include such improvements as draining, excavating, filling, clearing and retaining walls.   • Sales of comparable land properties from within the last 6 months.
